The more people like myself who are coming to RAK and promoting it online, unbeknown to most, this is what is actually driving the demand into RAK, it is the huge increase of online exposure of influencers. 
Well this is one of the reasons, but definitely one of the main reasons.

The other major factor is the Wynn Casino that is coming to RAK on Al Marjan Island, this is big USA muscle and the american’s know how to do tourism and when you combine this with the higher up emertaites smarts, you have a recipice for complete success in the emirates. 


It feels like at this time RAK is having the perfect storm, low supply, increasing demand and a developing very cool image online.
It screams out to the world that we are welcoming, we are not to strict and we look forward to the cool future we have ahead of us.

So how much are the property prices increasing by & where?
Property prices are starting to bloom in these three key areas namely Al Hamra, Al Marjan Island & the trendy Mina Al Arab. 
It is these areas that should grab your focus and attention because they are within the new up-and-coming expat community and they are all situated around the casino. A general rule of thumb in Al Marjan & Al Hamra is get as close as possible to that casino as you can. As for Mina Al Arab, look for the new sea view facing apartments. They appear to be way undervalued currently.

Year on year villa prices in Al Hamra have increased by 40% and apartment prices have just hit a record 2,484aed per sq ft. 

You might feel like you are getting a deal by buying in old RAK when comparing the prices but through the experience of living in RAK I would firmly recommend you look toward the three areas mentioned above because it feels like it will take the more traditional areas of RAK a much longer time to develop. It appears all the effort and focus is up by the casino and this eccomicnally makes complete sense.
